Villa Florida, the luxury Rose Bay waterfront trophy home, has been listed for sale for the first time in two decades, and at $45 million, is the most expensive home to hit the market in 2020.

The Venetian-inpsired Tivoli Avenue home was built in 1928 and modified in the late-1950s, with its most recent update coming from Michael Suttor Architects.

It last traded for $9 million in 2000 when it was bought by the stockbroking veteran Brent Potts, the former vice chairman of the Sydney Stock Exchange and chairman of Blue Ocean Equities, and his wife Pauline.

They bought the home from Northwood business John Horseman, who had paid yachtsman John Kirkjian $3.8 million in 1996.

When Kirkjian bought it for $2.52 million in 1991 from the London-based satirist Barry Humphries, it was a pink five bedroom mansion.

Now evoking a Californian-Spanish look villa, Villa Flordia sits on 1,290 sqm with 930 sqm of internal living space and comprising seven bedrooms, two kitchens, a drawing room and a cellar.

There's a front courtyard with columned arches and a pond.

A loggia, with a third chef's kitchen, meets the swimming pool and has views across the harbour. The terraced gardens run down the waters edge.

Black Diamondz agents Monika Tu and Had Chatter have the $45 million listing.

Its prior owners include entertainer Barry Humphries who sold it in 1991 for $2.52 million.

The Rose Bay record was set in 2018 when retail billionaire Brett Blundy sold his Bayview Hill Road home for around $43 million to Lawrence Myers, board member of fund manager VGI Partners, and wife Sylvia.
