Mystery whether Chinese vendor sells to Russian buyer on Wolseley Road, Point Piper

The low-key Chinese businessman Yunji Huang has offloaded a vacant Point Piper harbour front block for $22.5 million.

The pre-Christmas off market transaction had sought to not disclose the price.

It is more successful however in keeping the ultimate owner's identity shielded.

The 735sqm vacant block has been bought in the name of VJ Ryan & Co accountant Peter Wyer, reportedly on behalf of an undisclosed trust.

It last sold at $14.35 million in 2013.

It came with approved $10 million plans for a new home at 42 Wolseley Road.

The approved five level Tzannes Associates residence will boasts six bedrooms, eight bathrooms and four car security parking.

LJ Hooker Double Bay supremo Bill Malouf confirmed to the local paper, The Wentworth Courier that he sold a “block of dirt” at 42 Wolseley Road in the days leading up to Christmas.

It has been quickly speculated Wyer represents interests associated with the Russian billionaire David Traktovenko, the owner of the Sydney FC soccer club, whose property developer son in law Scott Barlow and his wife, Alina, live close by.


Rye boat shed sold to comedian Stephen Curry's family

A colourfully panted Rye boat shed fetched $140,000 at its weekend auction.

Located on Rye Foreshore, the boat shed (pictured) was available for the first time in over 35 years.

O'Brien Real Estate agent Mathew Blakely had given a price guide of $120,000 to $130,000.

It was bought by the comedian Stephen Curry and his family, including The Dish star Bernard, who celebrated Australia Day by buying the Rye boat shed that got away from their dad 35 years ago.

There were seven bidders who sought the boat shed that last sold at $3500.

After the auction Curry revealed to the Herald Sun his family had a long connection with it, as his father missed out on purchasing it when it last sold.

His mother hopes one day her ashes will be scattered nearby.

Bondi Rescue's Harrison Reid heads to the beach

Bondi Rescue star Harrison Reid is upgrading in Sydney's eastern suburbs.

He's drifting a little further toward the beach, but it's not the one he patrols on the screens.

The Christchurch born lifeguard has bought a home in Rose Bay.

He's letting go of his Bellevue Hill apartment (above and below) that he bought when he moved to Sydney four years ago from New Zealand.

Reid paid $725,000 for what was then a two bedroom Victoria Road apartment in a 1950s tightly held block of 12 on the dress circle Victoria Road.

Reid has reconfigured and renovated the apartment himself, turning into a large one bedroom apartment with fresh interiors. He renovated the kitchen and added new wooden flooring.

Raine & Horne Double Bay agents Paula Simoes and Ric Serrao are marketing the apartment with a $780,000 guide for its February 14 auction.

Reid has previously spoken of his love for living in Bellevue Hill.

"I love it around this area," he said in a recent interview with Sydney style guide Sitchu.

"It's close to my work and not far from Double Bay and the harbour beaches."

"Bondi Junction is also up the road, which means I never have to go into the city!"

Reid said the thing he loved most about where he lived was the endless local options to be able to go out for "a quick bit to eat or drink with a mate."

Reid said on his days off he likes to head to the harbour beaches for a swim to get away from the crowds.

"Since I'm around a lot of people at work down on the beach, it's nice to have some time to yourself," he said.

Delta Goodrem secures $4.8 million paparazzi-proof Sydney bolthole

Sydney's singing sensation Delta Goodrem has finally found her paparazzi-proof bolthole back in her home town.

The apartment has cost her $4,825,000.

The seventh floor apartment is in one of Sydney's most stylish strata apartment blocks, The Residence set overlooking Hyde Park.

She'd been inspecting boltholes around the eastern side of the harbour for almost a year since selling her Hollywood Hills home, and quietly bought off-market last week.

She has secured park views across to the city skyline from her two bedroom, two bathroom Darlinghurst abode which has 180 square metres of internal space along with two balconies.

The complex includes a flashy communal wine storage, as well as a 20 metre lap pool, gym, spa, sauna, steam room and a 24 hour concierge.

She'll be back later this year on Channel 9 for the eighth season of The Voice Australia alongside Boy George and Kelly Rowland, as well as new judge Guy Sebastian, who is replacing Joe Jonas.

Goodrem knows the inner city neighbourhood having previously rented in the Elan, at Kings Cross during Voice filming.

The popular singer-songwriter bought the College Street apartment from her own estate agent, Laing Real Estate agent Anthony Birdsall, who had been showing her around prospective abodes.

Birdsall and his partner, the retailer, David Wade had paid $2.35 million off the plan in 2008.

Since its completion in 2011, the 87 apartments in the AMP, CBUS-built complex designed by architects Scott Carver and Marc Seifert has attracted serious business types, rather than celebrities.

Originally constructed as a commercial office tower, built in 1971, the former Police HQ was recycled into a premium apartment building with approximately 70% of the original structural concrete retained, earning the project Green Star points and planning concessions from the City of Sydney.

The landmark block is called home by the likes of former Fairfax chief Greg Hywood, the former chief executive of McDonald's Australia Stephen Jermyn and the Bell Financial Group chief Alastair Provan.

The apartments sits above the popular Chinese barbecue restaurant Madame Shanghai.

There will likely be another big name upstairs as the two level penthouse with its own private rooftop level swimming pool has been listed for $26 million.

Delta signed on the dotted line during her recent visit to Australia where she holidayed with her rock musician partner Matthew Copley in Byron Bay.

The 34 year old performer previously owned in the Woolloomoooloo Finger Wharf where she sold in 2014 when moving stateside.

Having shot to fame in 2002 as the shy school girl Nina Tucker in Neighbours, she signed onto Sony Music at 15 and released her debut album, Innocent Eyes, in 2003 which topped the ARIA Albums Chart for an all-time record of 29 consecutive weeks.

Goodrem's purchasing focus had been concentrated in harbourside suburbs after initially checking out an open for inspection on Sydney's northern beaches back in late 2017.

Goodrem took her search to Potts Point, Elizabeth Bay and Double Bay.

She ended up paying more than any of the apartments she checked out along her way.

Goodrem thanked her 508,000 Twitter followers for a "incredible 2018", on New Years Day.

Goodrem made the top 10 ARIA list last year and saw her song Wings of The Wild Live shoot to number one on the ARIA charts in November.

Retired politician Peter Reith lists rural Victorian retreat

Former deputy Liberal Party leader and Howard Government minister Peter Reith and wife Kerrie are selling their Trenavin, their private getaway in rural Victoria.

The Stonyford home, which they bought a decade ago, has been their weekender for the last five years after they built a three bedroom homestead, turning it into a rural retreat.

They had a draughtsman design the house to be functional yet comfortable.

The open plan living and dining areas includes a Cheminee Phillippe feature fireplace, an open slat timber staircase which reveals a reading room.

Kerrie says Peter bought the 48 hectare estate, just over two hours from Melbourne, unseen in person.

“He was overseas working for the European Bank for Reconstruction and Development at the time so it was a couple of years before he could come back to the property and work out the best design for the house.”

On weekends away from the office, the Reiths slowly transformed what was a vacant block into a private lock-and-leave home with around 16 hectares of rolling paddocks ideal for livestock. 

Ray White Rural Camperdown’s Alistair Tune is marketing the property.

“The property has been really important to us, particularly in the busier times of our careers,” Mr Reith said.

“It’s been a really special getaway where we can just sit and relax as much or as little as we want to. It’s almost nurturing, and as soon as you drive in you just feel yourself unwind. With busy lives, that’s a great feeling.” 

After stepping aside from his political commitments, Peter was recently made a member of the Order of Australia for significant service to the Australian parliament, and to the community of Victoria.

The pair (pictured below) now wish to spend their time seeing more of the world and less of it working their hobby farm, which is why they’ve decided to place it on the market.



“Peter turns 69 this year, so how much longer do we keep it for?” Ms Reith said.

“We would like more freedom to travel, but it’s been an invaluable estate for us as it’s allowed us to get back to nature and get our hands dirty. We’ll miss going for walks, picking fruit, and looking at the expansive views particularly at sunset as the light changes across the country.”

“The property offers wonderful seclusion yet it’s accessible to many of the local regional towns,” Mr Tune said.

“You really can enjoy the best of both worlds.”

Rockwall, Potts Point penthouse listed by Sutton family after penthouse sales flurry

Retired car dealer Laurie Sutton is hoping to ride the buoyant 2018 Potts Point penthouse apartment market.

He has listed his apartment atop the Rockwall complex (above and below) in the prime north-west facing corner with views over the harbour and CBD skyline..

It was foreshadowed by Property Observer last November.

There is a $12 million to $13 million price guide.

Sutton paid a record $8.85 million in 2011 for one of the two penthouses crowning the building which was completed by Mirvac just over two decades ago.

He bought it from CBD Business Systems director Bill Smith, who had paid $5,775,000 in 2005 when buying from Virginia Carmichael.

The penthouse, spanning 624 sqm, has two bedrooms, two bathrooms and a balcony with gun barrel views over the Sydney Harbour to the Bridge.

 

 

 

KPMG executive Jon Adgemis sells at Byron Bay

Piccadilly Hill, a Byron Bay hinterland retreat, has been sold for $4.8 million.

It was offered by a company directed by Jon Adgemis, the high-profile KMPG executive.

The sale was more than $2 million higher for the Coopers Shoot acreage, which cost $2.65 million in 2015.

The near 30 hectare estate with jasmine-lined verandas came with approval for a guest cottage.

The homestead with a wet edge pool has views to Broken and Lennox Heads.

Six paddocks, four with spring dams, are cleared pastures for cattle.

Adgemis, KPMG’s head of mergers and acquisitions, has done well in property.

Last year he sold his 1910 Rose Bay home for $4.25 million, $1.4 million more than the $2.85 million he paid for it in 2015.

He upgraded to a nearby $4.5 million home just before Christmas.

He split with the Sutherland Shire-born model Cheyenne Tozzi in 2017.

Angela Belle McSweeney downsizes to Darling Point

Queen of the track Angela Belle McSweeney downsized in late 2018 having sold the family Rose Bay home at the start of the 2018.

McSweeney, the director of the Australian Turf Club, has stayed close to the harbour, opting for an apartment in Darling Point.

She's spent $2.35 million on a three bedroom apartment in the 1970s built complex of just nine apartments.

Spanning 160 square metres, the apartment was marketed as a blank canvas by Bradfield Cleary Double Bay agent Brenton Gadsby.

It sits on the top level of the block with views across the harbour to the bridge from its open plan living space which opens to a balcony.

McSweeney had previously been based at Belle Vue, the nearby Rose Bay home which had been owned by the McSweeney racing family for five decades.

The Tivoli Avenue home, which fetched $7 million through Gavin Rubinstein at Ray White Double Bay, was bought by Angela’s late father Tony, the prominent horse owner and former chair of Tattersalls Club, for £29,000 in 1965.  

It sold to veteran estate agent Michael Marano.

McSweeney helped to introduce fashions on the field in NSW in the early 1980s.

She's been a part-owner and manager of more than 60 thoroughbred horses through the decades, including the Magic Millions winner Our Horizon in 1990.

Upgrading MKR's Pete Evans lists redundant Malabar home

My Kitchen Rules host, celebrity chef and author Peter Evans and his wife, the former glamour-model turned nutritionist Nicola Robinson, have finally upgraded in Malabar.

The couple are selling their now unneeded previous home (above and below).

It was back in 2014 when they bought a 1960s knockdown home with the intention of creating their family residence. The couple paid $1.27 million and have since built on the 580 sqm parcel at a cost of around $1 million.

The two-level, Metricon-designed home, which they moved into late last year, features a roof terrace. They’ve also got a dedicated ping pong room — Evans says the whole family are dedicated ping pong players.

It sits in exotic gardens that feature aloe trees, Mexican lilies and a climbing fig tree.

They have also installed a magnesium swimming pool, beside the enclosed trampoline for Evans’ daughters, Indii and Chilli. And their dog, Shikoba, is a fan of the pool, judging by their Instagram posts.

Evans and the family spent time over the summer break at their farm in Pottsville, in northern NSW between Byron Bay and the Gold Coast. They recently added an outdoor ice bath to the farm.

Evans has been in the spotlight in recent weeks, as MKR celebrates its 10th season. He has also created headlines when he recently reiterated his 2016 suggestion there was no need to wear sunscreen.

The controversial health food couple have now listed their redundant five-bedroom home which is just a few streets back from the beach.

NG Farah Little Bay agents Peter Goulding and Nick Ujvary have the old family home going to auction on February 23. Buyers have been told similar homes are fetching prices between $2.5 million and $3 million.

The 2008 modern home on 330 sqm comes fitted with a designer commercial kitchen which opens on to a ground level wraparound ­courtyard.

Evans and Robinson have ­enhanced the size of the courtyard, which now features a swimming pool along with more entertaining space complete with barbecue and fireplace.

The upper level terrace, off the curved media room and master bedroom, has ocean views.

The couple, who wed in a secret ceremony in late 2016 on their farm, paid $1.44 million for the now redundant home in 2013.

Mercury Capital's Clark Perkins seeks $10 million at Bellevue Hill

The venture capitalist Clark Perkins, founder of Mercury Capital, has formally listed his Bellevue Hill residence.

Nine Entertainment reported it had failed to find a buyer over the summer break when it had been listed off market.

Anonymous sources confirmed buyers were being quietly chaperoned through the couple’s Cranbrook Road residence ever since November.

Perkins and his wife Marguerite now seek $10 million publicly through Sothebys at its March 4 auction.

Their contemporary looking 2007 home was built by renowned master builder Peter Dunkley.

It sold at $8.1 million in 2007.

They have spent close to $30 million on a waterfront mansion, Loch Maree at Vaucluse.

Tech billionaire Scott Farquhar buys in between home before moving to Elaine

The Atlassian co-founder Scott Farquhar and his wife, Skip Capital’s Kim Jackson, have bought an in-between house for their family of five.

The couple have emerged as the mystery $16.25 million buyers of the Bellevue Hill home of businesswoman Jane Hewitt.

The six-bedroom home (above), which will be the couple’s home for the next two years or so, comes with charming Mediterranean tones.

Atri­um style doors open from the living area to a Peter Glass-­designed pool.

They have been trialling living at Elaine, their nearby $70 million Double Bay acquisition, while working out their living concepts.

Plans were expected to lob with Woollahra Council from Carl Pickering at Lazzarini Pickering Architetti, but late last week it appeared the couple will reactivate previously approved TKD Architects plans for what will be their forever home.

Before their 2017 acquisition of Elaine, the couple resided in a three bedroom Pyrmont apartment. 

Hewitt, recently appointed to the board of Mirvac, and husband, Gary Symons, have since bought a $6 million terrace in Paddington after selling the Drumalbyn Road home on ­delayed settlement terms last June.

Ben Collier at The Agency sold the Bellevue Hill and Paddington homes.

Michael Clarke seeks $3750 a week tenants for Cadigal, Bondi Beach investment apartment

Michael Clarke, the former Australian cricket captain Michael Clarke, is seeking tenants for his Bondi Beach apartment.

The 200 sqm apartment (above and below) is advertised as a rental at $3,750 a week with McGrath Coogee agent Giselle Nash-Smith. 

It is a three-bedroom, two bathroom, sub-penthouse.

Another current three bedroom rental is available at $3500 a week.

Clarke and his wife Kyly now live in the Vaucluse home they bought for $8.5 million in 2014.

The former Australian cricket captain Michael Clarke has been photographed greeting LJH estate agents at the entrance to the Bondi apartment block where he owns an investment apartment.

Clarke bought the upper level luxury three-bedroom, two-bedroom Cadigal apartment in 2009 for $6 million from his accountant Anthony Bell.

It is the apartment where he lived with Lara Bingle before their engagement was called off.

The Cadigal block is also where wealthy pub baron Phillip de Angelis owns an apartment.

Last week he was sentenced to a year’s home detention in his apartment for bashing his girlfriend, high-profile interior decorator Nellie Tilley.

(De Angelis is appealing.)

News Corp photographers hoping to spot de Angelis at the block but coincidentally captured Clarke welcoming LJ Hooker agent Bill Malouf and his son, David, at the stairs.

De Angelis, who was appointed a director to the family’s DHI Hotels Group in 2015, bought his apartment with three bedrooms and two marble bathrooms in 2016 for $4.1 million.

The deAngelis pad is a luxury Bondi Beach abode in what's been billed as an exclusive apartment block that enjoys panoramic views.

The first floor apartment comes with three bedrooms at the rear along with two bathrooms with underfloor heating.

The Campbell Parade apartment marketing advised it was "desirably located, with cafes, delis, markets, shops, coastal walks, parks, sand and surf literally just metres from the door."

The selling agents marketed the 230 sqm apartment as having "huge open plan living and dining areas flowing to alfresco terrace, with gas for a bbq."

There was also a conservatory-style large second indoor/outdoor living room that adjoins all three bedrooms.

The kitchen has caesarstone with Miele gas appliance, filtered water, plus soft close drawers.

There's high ceilings, floor to ceiling glass, plus abundant built/ins throughout.

The apartment had ducted air conditioning, an internal laundry, plus back to base security.

The upstairs neighbours include businessman Chris Corrigan and his wife Valerie who paid $7.3 million for the penthouse in 2012.

A three bedroom apartment has been listed recently at $2.95 million having sold at $1.8 million on its 2005 completion.

The deAngelis apartment had been marketed before its 2016 purchase as a blue chip investment in location and lifestyle, by its Laing & Simmons selling agent Steven Zoellner.

It offered the "lockup-and-go convenience" of a boutique beachfront security block "facing the world’s most beautiful beach."

Presiding over extensive views of the iconic surf, sand, parklands, dramatic coastline and majestic ocean, it was billed as a "family-sized private haven."

Architect William Smart was responsible for the design of the "glamorous beach-house-style apartment block that features high-end, low maintenance finishes for easy all-year-around modern indoor/outdoor entertaining."

 

 

Sydney Swan Callum Mills buys Paddington terrace home

Young Sydney Swan Callum Mills has climbed his first step on the property ladder with a purchase in Paddington, where he has paid $1.74 million for a classic Victorian terrace.

It is a short walk from the SCG where the Swans play their first home game of the season on March 29 against the Adelaide Crows.

The 21-year-old defender, who missed most of last season due to suffering a broken foot in a freak accident after training, snapped the home up in 19 days, well before its scheduled, late 2018 auction.

Renovated since it last traded for $1.29 million in 2015, the home has two bedrooms and one bathroom behind its palm-filled front courtyard and traditionally tiled veranda.

It has separate living and dining rooms, both with original fireplaces. The kitchen opens to a courtyard with dining terrace and veggie and herb garden.

Belle Property Bondi Junction agent Zach Carter sold the home to Mills, who was fast-tracked into the Swans leadership team over the break.

Mills and partner Tiffany Browne walked the Great Wall of China over the summer break, and took a trip to Palm Island on the Great Barrier Reef.

Mills was drafted by the Swans as their first pick in the 2015 draft and had been renting in Paddington with the recently delisted Dan Robinson.

Malcolm Turnbull gets offer on Canberra penthouse

Malcolm Turnbull has had an offer for his "very lightly lived in" Kingston Foreshore, ACT penthouse.

The Eastlake Parade apartment had been listed by Berkely Residential on AllHomes last September.

It was tipped to fetch at least $2.5 million, but reported to have been sold for $2 million.

The Turnbulls bought the apartment off the plan for about $1.95 million in 2006.

Turnbull spent his first four months as prime minister there before moving into The Lodge in January 2016 after renovations.

The two-level, three-bedroom penthouse features marble bathrooms, a huge terrace with a covered outdoor kitchen, in-slab heating and polished hardwood floors.

It is described as a "very lightly lived in" with the "most sensational views over Lake Burley Griffin, East Basin and the city".
 

ARIA award winner Amy Shark upgrades in Broadbeach

ARIA award winning singer-songwriter Amy Shark and her husband Shane, an accountant at the Gold Coast Titans, have upgraded handsomely on the Gold Coast.

The couple have traded in their former 1960s Broadbeach Waters home for a $2.25 million luxury home nearby.

Shark is yet to enjoy the home due to her busy schedule, although she did get to spend Christmas in the five bed waterfront.

She's currently touring in Europe, with concerts across Germany, France, Belgium and England. She tours Australia in May.

Their new home directly meets the Broadwater, with 20 metres of water frontage and an eight metre pontoon.

The home in 910 sqm of architecturally landscaped gardens has been completely refurbished top to bottom in recent years by interior designer Rust Architecture Design, including a recent remodel of the stone bathrooms.

The couple recently sought a tenant at $595 a week for their former Broadbeach Waters home which cost them $580,000 in 2015.

Shark is an Indie pop singer songwriter and producer. 

Her debut album Love Monster reached number one on the ARIA chart last year.

Mark Healey revealed as buyer of $16 million Mornington Peninsula weekender

Mark Healey has emerged as the buyer of the big $16 million record sale at Red Hill South late last year.

The British-born Healey, who also owns a $20 million Toorak mansion with wife Kelly, snapped up the Mornington Peninsula weekender in just 15 days.

The 6.5 hectare estate includes a five bedroom, six bathroom homestead, which has water and rural views over Point Leo across Western Port to Phillip Island.

It sits in established gardens featuring a self-cleaning horizon pool and spa.

The property lends itself to equine interests, with post and rail horse paddocks, a full sized arena with geotextile surface, three custom stables, heated wash bay and tack room.

Rob Curtain and Danielle Vains at Peninsula Sothebys International secured the quick sale.

Healey is the son of billionaire Eddie Healey, who made his money building Meadowhall, a shopping centre in Sheffield, which he sold for £1.17 billion ($2.13 billion).

His Blue Energy is a leading UK developer of renewable energy infrastructure.

Sea Eagle Curtis Sironen buys Ryde apartment

HAVING just penned a new deal to stay at the Manly Sea Eagles until 2021, second-row stalwart Curtis Sironen has bought again in the Ryde apartment market.

He has spent $1.03 million in the Putney Hill project, which features landscaped grounds with a 3km fitness track.

The 85 sqm unit has two bedrooms and two bathrooms. Ryde was the hardest hit suburb across Sydney in 2018, with dwelling values declining 13.5 per cent.

Sironen started his career at the Wests Tigers in 2012, before leaving for Manly in 2016. He is the son of Balmain Tigers legend Paul Sironen.

Western Sydney Wanderers co-owner lists gothic Mosman trophy home

Glenn Duncan, the Western Sydney Wanderers co-owner, and his wife, Lisa Marie, have listed in Mosman.

Their grand five-bedroom Victorian gothic trophy home Allowah was bought for $8.5 million from Citibank’s Tim Robinson and his wife, Kirstine, in 2014.

The 1881 sandstone residence had a makeover by interior stylist Lisa Burdus.

The council-approved renovations were costed at $250,000 in 2015.

The 1239 square metre holding overlooking Mosman Bay has gardens designed by Paul Bangay from the Robinson’s ownership.

One of the oldest homes on the lower north shore, the auction has been scheduled for February 26 through Belle agent Helen Wilson who has given a $12 million price guidance.

The Duncans moved to Mosman after selling their $1.99 million home in Glenhaven having outlaid $1.65 million in boomtime 2003.

The 2014 buyers are currently seeking $2,799,000 through Louis Carr Real Estate.

George Burgess, one of the high-flying South Sydney Rabbitohs brothers, and wife Joanna have managed to onsell their recently settled Little Bay apartment, but seemingly only at purchase price.

George, and his twin brother Tom, plus older brother Sam all grabbed an apartment off the plan in 2015 midway through the apartment price boom.

On its settlement in August, George and his wife Joanna sought to flip their penthouse purchase.

Having paid $1.35 million, the top-floor, two-bedroom apartment with terracing was initially listed at $1.45 million to $1.5 million, which would have more than covered expenses.

Their former South Sydney Rabbitohs teammate Beau Champion, from NG Farah, who listed the apartment with colleague Peter Goulding, recently posted the sale details at $1.35 million.

George and Joanna recently welcomed into the world their second child Birdie Maquelle. They had a son, Boston, last year.

TA Global developed the Illume (pictured above), comprising 179 residential apartments within three blocks of five-storey-high buildings on Anzac Parade.

The units were a collaborative design of by architect Tony Caro, along with Simon Mather of Mako Architecture. Bordering Little Cove Beach and four golf courses, the estate covers 13 hectares and with lakes, wetlands, bushland and walking trails.

It was Tom who outlaid the most of the Burgess brothers, seemingly with plans to move into his $1,405,000, two-bedroom purchase with his partner, former Miss Universe finalist Tahlia Giumelli, and their cavalier pup Ted.

Older brother Sam, who spent $955,000 on his two-bedroom apartment was also seeking a buyer after settlement, but has withdrawn it from sale to now accommodate a family member.

The twins attended the VIP launch in 2015 of the second stage of the development in August with mum Julie as guests of then McGrath Projects agent Dennis Vertzayias.

Sydney's off the plan market has faced issues upon settlement.

CoreLogic recently calculated that 30% of off the plan apartments were being valued at less than their original sale price.

It is a reversal on boom time years when developers had been utilising the sunset clauses in contracts, dragging apartments back from intending buyers because some could have risen so much.

Many apartments sold off the plan, at a time when housing conditions were much stronger and credit conditions weren’t as tight, noted Tim Lawless, Head of Research at CoreLogic.

“With the unit construction cycle moving through an unprecedented peak, the settlement phase will be an important facet of the market to monitor,” Lawless said.

Lawless says the combination of record new apartment supply and falling prices means that settlement risk is now “heightened”.

He said off-the-plan buyers who find their valuation comes in lower than the contract price at the time of settlement could be "in for a rude shock”.

“Lenders will generally be looking for a loan to valuation ratio often closer to 80%, meaning buyers will need to top up their deposit in order to meet the lenders loan to valuation criteria.

Former ANZ chairman Charles Goode lists Red Hill South weekender

The former ANZ Bank chairman Charles Goode has listed his Mornington Peninsula weekender.

The Red Hill South property has been given a $7 million asking price by Goode and his wife Cornelia.

They bought the 1.82 hectare property at 57 Shoreham Road about a decade ago for $2,125,000.

It was home to late business executive Sir Peter Derham.

The winery, Red Hill Estate, and restaurant, Max’s, established by Derham are located next door.

Peninsula Sotheby’s International Realty agent Rob Curtain has the offering.

Goode demolished and built a new three-bedroom house about nine years ago.
